Models must be rigorous, clearly structured, and decision-ready.</p></li><li><p>Underwrite new investment opportunities through comprehensive cash flow analysis, return metric evaluation (IRR, equity multiples, NPV), and scenario-based sensitivity testing, including joint venture structures and promote economics.</p></li><li><p>Evaluate debt and equity capitalization strategies and pressure-test assumptions to support the execution of financing transactions.</p></li><li><p>Develop a thorough, ground-level understanding of each asset, including its physical condition, competitive positioning, key risks to the business plan, and opportunities to drive value.</p></li><li><p>Identify demand drivers through independent field work and direct engagement with brokers, appraisers, and developers. Form independent conclusions on market rents, absorption, vacancy, and investment liquidity.</p></li></ul><ul><li><p>Utilize market data to hone business plans for investment opportunities, adjusting variables to present a compelling case to the market.</p></li><li><p>Evaluate the track record and execution capability of development and operating partners.</p></li><li><p>Assess the operating characteristics of each asset, including revenue, expenses, capital expenditures, tenant credit quality, and lease structure.</p></li><li><p>Lead transaction due diligence, including review of leases, operating statements, third-party reports, and legal documentation.</p></li><li><p>Prepare investment memoranda and committee presentations. Participate actively in investment committee discussions.</p></li><li><p>Draft offer letters, term sheets, and transaction summaries.</p></li><li><p>Coordinate across legal, tax, accounting, and financing teams throughout the</p><p>transaction process to ensure efficient flow of information.</p></li><li><p>Support asset-level financing, refinancing, and disposition activity.</p><p>Qualifications</p></li></ul><ul><li><p>Bachelor&#8217;s degree in Finance, Real Estate, Economics, or a related field required. Strong academic credentials expected.</p></li><li><p>2 to 4 years of experience in real estate investment banking, acquisitions, or real estate private equity. Experience at a major institutional asset manager or leading capital markets brokerage is strongly preferred.</p></li><li><p>Exceptional financial modeling skills. Candidates must be able to build complex, auditable models from scratch.</p></li><li><p>Advanced proficiency in Microsoft Excel and PowerPoint. ARGUS experience required.</p></li><li><p>Strong AI skillset and comfort using AI based tools preferred.</p></li><li><p>Strong command of return metrics, capital structure, joint venture structuring, and</p><p>real estate debt markets.</p></li><li><p>Demonstrated interest in New York City real estate investment and development.
