BDP Impact Real Estate is seeking an Asset Manager located in the western United States to support the management of multifamily assets within a $150M social impact private equity real estate fund. The fund acquires and manages multifamily properties, dedicating 50% of units to workforce housing and 50% of units as supportive housing for individuals experiencing homelessness.
This position will be responsible for day-to-day oversight of the operations and ownership decision making for the properties within their portfolio. They will perform annual budgeting, cash flow forecasting, financial modeling, market research, lender and regulatory compliance reporting, and housing strategy execution to meet the fund’s mission of providing permanent housing for veterans experiencing homelessness. Importantly, this role ensures that each property meets its financial, operational, and compliance objectives while maintaining alignment with the organization’s mission and investment goals. This position will report to the Senior Director of Operations and be able to travel at least 15% as needed.
Primary Duties & Responsibilities
● Ensure that the portfolio and individual communities meet the established operational, financial, mission-specific, and business performance goals.
● Prepare and execute on an annual strategic business plan for each property within the Asset Manager’s portfolio including leasing strategies, expense management, capital project execution, and housing placement goals and objectives.
● Review and analyze monthly financial statements, variance reports, and key performance metrics, including mission driven housing metrics.
● Collaborate with property management and accounting teams to ensure accuracy of property-level reporting.
● Conduct regular site visits to assess property condition, management effectiveness, capital needs, and local market dynamics.
● Prepare and submit required lender and investor reports on a timely basis.
● Track compliance deadlines and maintain accurate records of certifications and affordability covenants to ensure all assets comply with applicable regulations,
loan agreements, and affordability restrictions.
● Foster collaboration with property managers, service providers, and community
partners to advance asset and resident outcomes.
● Be a steward of the “property management plus” approach to property
management.
● Support annual property and fund valuation processes by performing internal
valuations and managing third party appraisers when required.
● Participate in due diligence on acquisitions.
Skills & Competencies
Our real estate team is seeking an individual with high potential for growth, who is a team player and able to effectively manage a growing portfolio of residential assets. The Asset Manager must have the ability to utilize market knowledge to develop and execute the company’s strategic vision. A fit with the company’s culture and team is very important. The successful candidate will have an entrepreneurial spirit and the ability to take ownership of their division of work with the ability to successfully work independently.
● Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field required.
● Master’s degree in an applicable field (e.g., Real Estate, Business Administration, Urban Planning) preferred.
● Minimum of five (5) years of experience in multifamily asset management, finance, brokerage, or another analytical role.
● Experience with affordable housing programs or regulatory compliance preferred.
● Advanced skills in Microsoft Excel and financial modeling with an understanding
of complex financial concepts.
● Proficiency with property management accounting software (Yardi, AppFolio,
etc.).
Job Location
We currently operate in a virtual office model, though we meet in-person no less than quarterly at our project sites or in one of our sponsor cities. We are seeking a candidate who is resident in the Denver Metro Area, although we may consider candidates living in or near one of our target markets in the western United States, which also include Phoenix, Los Angeles, and San Diego. Easy access to a major airport is important.
